Balalovski Real Estate is expanding its Investment & Commercial Division and seeking a driven, analytical, and relationship-focused Investment Advisor specializing in NNN (Net Lease) investment-grade real estate and hospitality assets.

This position focuses on representing clients in the acquisition and disposition of stable, income-producing properties, including:

  • Single-tenant net lease (NNN) retail, office, and industrial assets
  • Credit-tenant properties
  • Sale-leasebacks
  • 1031 exchange transactions
  • Hotel and hospitality properties
  • Investment-grade assets such as quick service restaurants, dollar stores, and pharmacies including CVS Pharmacy, Walgreens, and Discount Drug Mart

The Opportunity

As an Investment Advisor, you will work directly with private investors, developers, and institutions seeking predictable income and strategic asset positioning.

You will build a focused investment platform within a brokerage structure designed for serious producers — with no internal competition and direct mentorship from the Broker/Owner.

Key Responsibilities

  • Source, analyze, and market NNN and hospitality investment opportunities
  • Represent buyers and sellers in acquisition and disposition transactions
  • Underwrite properties and prepare financial analyses
  • Evaluate tenant credit, lease structures, and risk profiles
  • Research market trends, cap rate movements, and comparable sales
  • Identify off-market opportunities and cultivate investor relationships
  • Coordinate due diligence with lenders, attorneys, CPAs, and title professionals
  • Guide clients through 1031 exchanges and portfolio strategies
  • Maintain professional licensure and cover licensing expenses

Qualifications

Required:

  • College Degree (Finance, Business, Real Estate, or related field preferred)
  • Minimum 2 years of field experience
  • Active Ohio real estate license
  • Reliable transportation (insured vehicle required)
  • Personal PC and cell phone
  • Ability to work full-time, report to the office, and consistently produce

Preferred:

  • Experience in commercial or NNN investment transactions
  • Understanding of 1031 exchanges
  • Strong persuasion and negotiation skills
  • Advanced financial and analytical capabilities
  • Professional designations (CCIM or similar welcomed)
  • Excellent communication and attention to detail
